Joseph Iacono is Chief Executive Officer and Managing Partner at Crescit Capital Strategies, a premier, full-service asset management firm that specializes in commercial real estate debt origination and investment. Mr. Iacono also serves as the firm’s Chief Investment Officer.

Joseph Iacono’s specialized experience in all aspects of the CRE debt financing market have made him, along with his experienced leadership team, uniquely qualified to provide the market a “one-stop” full-service platform for commercial mortgage debt origination and high yield generation in the CRE space.

Joseph Iacono has over thirty years of experience in commercial real estate debt capital markets and structured finance, ranging from direct origination and securitization to distressed debt acquisitions and complex loan workouts.  He is well known across the industry for capably finding value across all stages of market cycles, including periods of steady, normalized growth, as well as stretches of extreme volatility and distress.

Throughout his career, Joseph Iacono has been a market leader and innovator, having created newly conceived, value-adding real estate backed investment instruments and enterprises.  He has led the creation and building of multiple commercial real estate debt business and is responsible for originating and managing billions of dollars of commercial real estate transactions while successfully investing through multiple economic cycles at institutions ranging from hedge funds to commercial and investment banks.

Prior to founding Crescit Capital Strategies, Mr. Iacono was a co-founding partner and Chief Investment Officer at Petra Capital Management, a New York based hedge fund established in 2005.  Mr. Iacono led the firm’s commercial real estate investment team from inception and created the firm’s de-novo lending and asset management businesses. Under his leadership the firm grew assets under management to $4 billion and generated significant returns including the period post financial crisis.  In the wake of the global financial crisis, Joseph Iacono helped lead the firm through reorganization to best preserve the value of the commercial real estate assets.  The reconstituted company emerged well-positioned to be nimble and opportunistic. It acquired additional distressed assets at deeply discounted prices, a strategy that generated outsized returns as markets stabilized and recovered.

Joseph Iacono held various senior level positions at major financial institutions that have prepared him well for his role at Crescit Capital Strategies, including Nomura Securities and JP Morgan Chase where he was the Managing Director responsible for revamping and directing the 40-member nationwide commercial mortgage backed securities origination and underwriting team.  Previously, Mr. Iacono was a Director and co-founder of Credit Suisse First Boston’s Principal Transaction Group where he helped to create and grow that firm’s commercial real estate business and managed a banking team which originated and closed over $6.5 billion in real estate transactions.

Earlier in his career, Joseph Iacono was with Daiwa Securities America where he was instrumental in creating and administering one of the industry’s first commercial mortgage loan conduit securitization programs. Mr. Iacono also held positions at PaineWebber, Inc., where he developed the firm’s CMBS conduit lending platform, and Barnett Bank, Inc., where he was responsible for construction lending and troubled asset workouts.

Joseph Iacono received his M.S. in Real Estate from Columbia University and his B.A. from Rollins College.
